Garage Flooring: FAQs About Moisture and Slab Protection

Why Does Garage Flooring Fail So Often in the Inland Northwest?

In Spokane and the greater Inland Northwest, homeowners face long winters, wet springs, and fluctuating temperatures. These conditions create the perfect environment for a hidden but serious problem: moisture-vapor transmission (MVT). MVT occurs when water vapor rises from the soil and moves through your concrete slab. If your garage flooring system doesn’t include a true vapor barrier, that vapor builds up beneath the coating surface and starts causing damage.

What Kind of Damage Can MVT Cause?

Moisture rising through untreated or poorly sealed concrete leads to:

  • Coating bubbles or blisters
  • Peeling or delamination
  • White salt deposits (efflorescence)
  • Freeze-thaw pressure that worsens cracking in the slab

This isn’t just a cosmetic issue—MVT can compromise the entire integrity of your garage flooring, especially in a climate like Spokane’s where vapor can freeze, expand, and break down your surface from below.

What Makes Our 2-Day Garage Flooring System Different?

Garage Floor Coating Inland NW uses a proven 2-day installation system, which is specifically built to address moisture issues. The process begins with application of a 100%-solids, moisture-mitigating epoxy base coat. It’s a thick, deeply penetrating material that cures into a bonded vapor barrier. It’s this moisture-mitigating epoxy layer that stops moisture from reaching the surface and triggering coating failure. Into this base coat, we broadcast your selected flake blend in a full-flake spread.

Once the epoxy is allowed to cure overnight, we return to apply two separate 100%-solids polyaspartic topcoats for long-term surface durability, UV resistance, and extreme chemical protection.

Why Don’t 1-Day Systems Work in Wet, Cold Climates?

“1-day” coating systems use a polyurea or polyaspartic for both the base coat and single top coat. But polyurea-polyaspartics cure far too quickly (especially in the presence of moisture) to deeply penetrate the concrete. And they can only be applied thinly. That makes 1-day garage flooring vulnerable to bubbling, peeling, and surface cracks—especially in regions like Spokane with high soil moisture and freezing winters.
